Atlantic Publishing is fast getting a reputation for publishing terrible books. The writing style looks like someone just tried to fill up the page with vague sentences to make the book thicker. There is very little concrete info to be found here. I also suspect that someone is 'padding' the reviews here. . . most of the reviewers on this item have reviewed all the books from this publisher. Notice how most of the reviews look more like a professional endorsement? . . . hmmmm . . .suspicious?

Obviously a meticulously researched book. Title should be, though, "Everything you never needed to know about tax liens." This book overwhelms with information, but includes precious little practical insight into its implications or how to take advantage of the information. For example, it seems both obvious and worthless to tell me that tax lien certificates are typically in Spanish in Puerto Rico (duh). I got a lot of information about tax liens in states where I would never intend to buy a tax lien. This wasted a lot of my time.

Since tax liens are so state-specific, it would be much better to arrange this book by state information instead of mixing it all together and spreading it throughout the book.

This book is great to read for understanding and overview, but I found it very difficult to pull from it any truly valuable insights or strategies.

I had posted an earlier review of this book, but Amazon deleted it. I suspect that the author complained. Let's see how long this review is posted. I can't believe the positive reviews posted. Just shows the knowledge level of the readers before they read this book.

The author basis for writing the book is interviewing a "friend" nothing more. The author has never been near a courthouse, tax assessor, or a tax lien certificate sale and it shows in the book. I'd prefer a book written by somebody actively involved in acquiring tax lien certificates. This books gives you no inside tips or nuances that a person who was actively involved in purchasing tax liens would have brought out.

For a better book try Larry Loftis' book on tax liens. Although it omits realistic and practical info in an effort to sell books, it is the best written to date.

The other reviewers are obviously novices, easily impressed, or are related to the author or publisher. Would you rather read a cook book written by Julia Child or Martha Stewart or one written by me after interviewing Julia & Martha? The author has never bought a tax lien and doesn't pretend that she has, and the book reads that way.

The book is fairly thorough, but gives no real insight or tips experienced by a seasoned investor in tax liens. The book has a very general tone about it throughout. It's obvious the author has never gone near a courthouse or auction. The book is roughly 30-40% filler material. I read this book in one evening. Of all the tax liens books that I've read I would put this one at the bottom of the stack.

The best book on tax liens over the past several years is Profit by Investing in Real Estate Tax Liens by Larry Loftis. The 16% Solution written in 1994 is dated, but would be my second choice. No I'm not related to Mr. Loftis and wouldn't recommend any other book written by him that I've read.

They are touted as a surefire winning ivestments and many "experts" offer training costing thousands of dollars to "train" you on how to invest in these "goldmines". Do yourself a favor, buy this book and avoid the seminars. You are going to learn by experience and this book will help you get started. The seminars are simply going to part you and your money. Tax liens are not as easy as they sound. You cannot simply go down to the courthouse and buy a 25% lien. Most people trying to get you into this game neglect to mention the fact that large companies will flood the market with lowball offers to obtain a majority of the better tax liens.

Tax lien and tax deed investing are complicated subjects, made even more complicated by the huge variations in laws from state to state. This book explains the different details with great clarity.

The book opens with general chapters that explain why the differences between tax liens and tax deeds, the things an investor must consider when planning such an investment, and guidelines that will help make the process more comfortable. For example, even an experienced investor may have little experience with auctions, which is the method most governments use to sell tax liens and deeds - "The Complete Guide" has tips on what to bring and do in those situations.

Also in the early chapters, Burrell uses real world examples to help explain points - showing, for example, the forms used to register for an auction in Los Angeles. Later, Burrell discusses subjects like foreclosing (the painful part for those of us without thick skin) and getting financing for a tax lien or tax deed investment.

However, the key parts of the book are the tables (I think there are about 20); Chapter 12, which has a comprehensive breakdown of the different state laws; and the exceptionally comprehensive, 60-page (you read that right!) glossary.

At first, the title appealed to me. The book is very skimpy on the details, has no examples but a lot of text which breaks down the rules according to states, rather than practical knowledge. The author coincidentally is not a real estate investor, which I would have wished. There are many pages, but the size of the font is huge. Would not recommend.

The content is good, but I think the delivery needs work. What do I mean by that? In other words, it is kinda bland.

I picked up this tax lien book with 2 other ones and compared all three (see my other reviews).

First, I have to commend the author (or publisher) on a great job well done on the cover, formatting, and layout design. Beautiful! BUT the content really needs the "human touch". It's like a technical manual almost.

Here's an example on pg 190: "As a creditor, the lien certificate holder may file a petition to seek relief from the automatic stay imposed by the bankruptcy court." Couldn't you just say because the other guy owes you money, you can ask the court to have him pay you?

Overall this book is positive (I give it 3 stars), in that it has ALL the details of tax sales. But I have to be honest, I was struggling to read this, I had to drop from reading this twice because it made tax liens REALLY REALLY boring.

Tax lien certificates and tax deeds as investments are a well-kept secret. In many cases, investing in tax liens and deeds is more profitable than traditional investments, such as real estate and the stock market. To profit from the investment potential, you need to know what you are doing. That's where this book can help.

The book covers everything you need to know to invest in tax liens or deeds. Some states are deed states and others are tax lien states. Information on the procedures and laws of each state are included in easy to read charts in the book. There is a directory of states with contact information for each state. In addition, the author has interviewed investors who have been very successful. The book contains hundreds of tips from these successful individuals.

There is very little risk associated with this type of investment. However, all investments carry some degree of risk. This book will help you identify and understand these risks. This is a good reference guide. The author is writing from a research writer standpoint (like an encyclopedia) but I don't believe it's actually based on actual experience or first hand tax auction knowledge.

One reason why I wouldn't give this five stars is that while it is comprehensive, it might be intimidating for someone who's wanting to invest in tax liens or tax deeds for the first time.

This book is a good combo with Loftis' tax lien book or Sausa's Investing Without Losing, both are good reads from an investor stand point (the authors are real estate investors).

The average person may not know what tax liens or deeds are. However, when done with this book, it will be quite clear what each is and what the differences between them are. With the entire first chapter devoted to tax lien states, tax deed states and tax lien certificates, this book is a great resource with some relevant, timely information.

Once you have learned just what liens and deeds are, you will then learn the process of obtaining them as investments. You will find information on the tax sales that government holds and other forms of sales, how to place bids, the various types of properties you can bid on, and how to get the funds to purchase. All of this information is given to you in easy to digest chapters with sub-headings and bulleted lists which are quick to read and easy to understand.

The last chapter is packed with state laws, which will be very pertinent to anyone planning to make these kinds of investments. There is also a glossary for any terminology the reader may not be familiar with.

In all, this book would be a welcome addition to public libraries with a large population of investors or for the personal collection of someone thinking about making these types of purchases.

Jamaine Burrell has authored a book entitled "The Complete Guide to Investing in Real Estate Tax Liens and Deeds" that explains the system of investing using tax sale auctioning of houses, residential complexes and commercial buildings. The book is a big help in deciphering the tax liens and deeds investing that many people shun because of misunderstanding how the system works.

Tax Lien Certificates are misunderstood by novice investors who allow great opportunities slip between their fingers. Burrell explains differences between the tax liens and tax deeds providing definitions that are simple to understand. There are helpful charts in the books that explain which states operate under a tax deed system or a tax lien system. These are great tools to have, especially if you are just beginning in the business.

One of the benefits of the book is that it features information on tax sale listings, type of investments (multiple-family housing units, homestead properties) and obtaining dollars from investors. It also shows the reader how to analyze the economy to know when to invest in these types of properties and when to wait, all which are great tools that can be used when investing in real estate of any kind.

This book is cram-packed full of information about finding tax liens, purchasing them, and learning how to make a hefty return on your investment. The easy to follow writing makes this book easy to read and understand. If you are considering this kind of investment, then you need this book.

Tax lien certificates are among the safest and most profitable ways to make money. They are safer and more profitable than playing the stock market. This is an up to date and easy to understand book - well worth the small investment - much better than attending seminars that cost hunderds or thousands of dollars to attend.
