This book is straightforward and is written for a beginner. It does not lure you into any gimmicks or tactics that might not work but rather warns you of them and what other pitfalls in due diligence. I drive to the United States often and found the information here valuable as a beginner and someone that isn't from here. You see there are a lot of things we can't do unless we reside in America, being Canadian, I wanted to learn how to invest in tax liens and tax deeds without a social security number. I got my answer as it covers alternatives to SSN.

This is a very small book -- only a little over 100 pages. And much of that is filler. The real information could probably have been boiled down into 20 pages or so. In fact, a good Google search would return almost as much information. I was very disappointed.
There's way too much fluff and not nearly enough information. Much of the "information" has to do with questionable web sites. I spent some time looking at these sites. Some have little to recommend them. Some seem downright dangerous, especially to someone new to this area.

And look at some of the filler:
* The bulk of chapter 2 "Before You Start" has nothing to do with tax liens. It's about how to find money and financial software.
* Chapter 5 is about auction tactics. Like not getting caught up in the bidding. Hardly earth shattering advice.
* Chapter 7 (the last chapter) tells you to be sure to get enough sleep before going to a Tax Lien auction. That's pretty much all that's in chapter 7.
* Pages 98 to the end of the book are all reference material.

The blurb on the cover says "Superb, fun to read...". You have to wonder if they even read the book. It's not superb. It's definitely not fun to read. Yes, it's better than wasting a lot of money on a seminar. But it's still a waste of money. You won't learn enough to start buying Tax Liens.

I was curious about the topic of tax liens after reading about it. This book clearly explained what it is. It showed examples, and illustrations. And it didn't carry the usual garbage of having too many pages with no content. This book is a quick read but every page is filled with information that I was able to use.

I've bought a couple of tax lien books after seeing some commercials on TV. This is the easiest so far to understand because it breaks down the auction process and the research process into steps and checklists. The other books tend to give you an encyclopedia article of what tax liens are, but this one clearly tells you HOW to do it not just WHAT it is.

What a pleasant investing book to read! Surprisingly simple to make any beginner feel like an expert in tax lien investing. Quick to the point without any extra "fluff", I was able to finish my copy in one sitting. I have to admit looking at the book's web site and being able to see foreclosure listings and properties for sale was proof that sales do go up and properties are being sold cheaply in the secret world of tax auctions.

The book, COMPLETE GUIDE TO REAL ESTATE TAX LIENS AND FORECLOSURE DEEDS, shows that with the right research, you can know how to purchase tax lien certificates of properties that will generate the standard 16% ROI or result in you taking title to a great property you'll be able to sell for a huge profit. It also shows what happens if you don't, how you could be held liable if you purchased a property with toxic waste, assessments, etc.

I took the bite from a real estate conference's suggestion about this book and was pleasantly surprised. Considering that tax lien systems cost about $199 on the low end and over $5000 on the high end, this book is a breath of fresh air. It is actually fun to read, the author puts in light humor.

But the cost or humor isn't really why I gave it five stars. The information is straightforward for even elementary level, but the thing that puts this above other tax lien books is the free online support that otherwise would cost expensive hourly fees from coaches on systems.

Each week I see infomercials on buying tax liens as a way to own real estate. Wanting to know more, but not wanting the hassle of infomercial upsell pressure, I got this book. I think it offers a good overview of how tax liens work. It also shows that you're not too likely to buy a tax lien for $200 and own a home. It shows how states vary (some you just have a lien, some you have the home), and how tax sales work.

Because real estate and taxes involve big financial implications, I'd still do more research and even find a mentor who is successful in tax lien purchases before getting involved. But for an overall view, this is a good resource.

I read The Complete Guide to Real Estate Tax Liens and Foreclosures in one weekend. It is very consice and gets right to the point. It was fun researching some of the suggested sites and actually seeing some of the properties that were listed. I am a detail person, and I would have preferred to get more details on some of the pitfalls that I may face in making these purchases, but Don Sausa does have a unique ability to take a complex subject and simplify it for all readers. I think this is a great book for anyone who needs to know about purchasing tax liens and deeds. There are so many rip-off programs out there and people are paying alot for them. I applaud Mr. Sausa for his consumer friendly book and the website support. It is a great value!

I want to give this book a star of 4.5 because I think it is clear and straight to the point about the topics. It helped me understand what kind of investment it is and more importantly, it tells me about the possible risks/problems. There are many books about the same topics and many of them simply address too much about the "easy, simple and safe" side of the investment. The reality is all successful investment takes some research. But this book doesn't seem to be hiding any potential problems and certainly showed me a clearer picture of this type of investment and how to do it. I recommend it for anyone who is interested in this field, especially beginners. Thanks!

I truly enjoyed this book. But I've learned that our state (NC) does not have tax lien certificates or deeds to play with like this book teaches. However, this does not mean one cannot use the information in another state that allows this activity. If you only want to do this in your residential state, find out first if it is allowed. If not, I wouldn't waste my time researching further.

This is an enjoyable light reading on tax liens. Although the book says you can learn it in seven days, I think you can probably read through this entire book in about six hours. You don't carry a huge bunch of pages with useless glossaries. It goes straight to the point and step by step. I also recommend reading Profit by Investing in Real Estate Tax Liens: Earn Safe, Secured, and Fixed Returns Every Time by Loftis. Our local library showcased these two books actually during the tax season. I don't think they knew these books were actually for real estate tax liens rather than personal taxes. But I'm glad they showed it!

To break it down, here's why I like this book --

a. It's a very easy read, you can get done with it in 6 hours.

b. It's cheaper than a tax lien system I found online by supposed gurus who charge an arm and a leg. yikes!

c. It's written by someone who actually buys tax liens and not just someone that writes for a living. Those books tend to "look great" but lacking in content.

d. It isn't boring, it is illustrated.

I does appear that Don has actually bought liens, but his book is a lightweight, poorly organized and not useful. There are a number of reasons why I recommend against buying this book:
1) He glosses over topics. The writing is sloppy, poorly editted and the book itself is poorly done (It's self published, and probably self editted!)
2) He goes to great lengths telling you how to use some websites, but it doesn't help because the web pages have changed!
3) His own web site: Badly done; links he refers to are not on his page. (He doesn't use standard web design ("Home", "Contact Us", etc. It's a jumble. And he's pushing a book about Jesus' Tomb! -- Can this man stay focused!)
4) The whole book is broken into 7 Days; different things to learn on each day. What is presented for the 7th day? Preaching to you; quoting the 10 Commandments, etc.
5) In Day 2, out of the blue, he inserts an article by Kelli Click talking about how to use your tax-deferred (IRA/401k) money for investing. A good idea, but this article too is lightweight and not actionable. If you're interested in the topic of using tax-deferred money for buyng property, liens, options, etc., I recommend "IRA Wealth". Much more information, better organized, more helpful.

The only good thing I can find to say is that (if you signup on his website) Don apppears to personally responds to questions.

This book is very simple to read and I've bought another set of copies to share to some friends. I would highly recommend it for anyone wanting to know how to buy properties cheaply.

As someone new to the tax lien and foreclosure invesment arena, this book provides a great synopsis of the tax auction business of the government. Interestingly enough, it is apparently where banks invest at 12-16% interest rates using our money that we deposit for 2-4%.

I really enjoyed the no-nonsense style of writing and the realistic approach to making money, which is hard work and requires a bit of tenacity. The steps are split up into 7 easy chapters.

I look forward to using the techniques to further my investment experience and portfolio.

This 'complete guide' to tax liens is a misnomer since all tax lien laws tend to change and it is highly affected by those changes. But what is good about this particular book is the fact that it has a corresponding web site...such as the changes on Michigan or the new tax lien sales happening in Florida.

The book with the web site is why this is a better buy than most of the tax lien books I've read. There's also a question and answer link that I've found useful (I'm not sure if you talk to the author or someone else though).

Overall, a good book with online resources.

I've bought several foreclosure books and this one is one of my favorites. This effectively has some of the most detailed information about tax liens and tax deed foreclosures but in a very short form (to the point). One big thing that made me buy this book is the online support -- I was able to get responses within two hours from the publisher on questions relating Georgia tax liens. That's not bad, considering some books don't even have web sites. I mentioned on the subject header to not buy the Ultimate Foreclosure Kit which is also by the same author. This book is more updated, has more information, and is discounted online.
